Asset Management

Asset Management is a new Niche of services for CHS.  As such, we will offer a Fresh Entrepreneurial Approach for Hotel Owners and Lenders. Services to be offered, but not limited to: 

   On-Going Owner Representation

   Review and critique of Operator Performance;

   Capital Improvement Plan Management

   Selection of New Brand and/or Operator

   Turnaround Game Plans for Troubled Assets

   Review and Monitoring of Deal Partner Relationships and Critical Venture Documents involving
JV partners, Mixed-Use Project participants, Convention Center municipal bodies, ground or
building owners.

Previous Asset Management Examples for Mr. Branigan (prior to CHS):

  • Princess Alicante (now Hyatt) and office tower MXD - Garden Grove, CA for the developer
    Review of initial operations after opening (1987), and the marketing plans.  Recommendations to owner led to replacement of Princess Hotels and Resorts as operator and flag, by Hyatt Hotels.  Also, assisted owner in Debtor Workout negotiations with the  S&L lender.

  • Non-judicial restructuring plans for complicated real estate and hotel portfolios totaling over $6.5 Billion in asset value for such major clients as:

    • VMS Realty Partners, of Chicago (240 assets, 64 hotels) * $8 Billion Debt

    • Cardinal Industries, of Columbus OH (1,100 assets, 225 hotels)

    • Vantage Companies, of Dallas (600 assets, 3 hotels);

  • Sheraton Hotel (now Marriott) – Riverside, CA for Long Beach Savings

    Review of market performance and financial results, and impact on collateral value of concession agreement with adjacent municipal convention center.
